Why We Publish Two Amenity Lists.
A brochure render is a promise of intent, not a registration. The only amenities a developer is statutorily accountable for at this stage are the common areas declared in the RERA filing. Everything else is design intent that can still change before the sanctioned plan is final.

The “Registered in the RERA filing” list below is drawn from the project’s UP-RERA registration: a single community building, a single park, a tree count, and the engineering infrastructure that makes a tower community liveable. The “Per the developer master plan (conceptual)” list collects the lifestyle amenities marketed across the project’s material — real intent, but unconfirmed in the filing and described here without counts, sizes or brands.

The Specifics We Refuse to Invent.
A single amenity detail a buyer can disprove costs more trust than a dozen impressive-sounding lines gain. So until the official brochure and specification annexure are in hand, we leave these blank rather than guess.
Other sites will tell you the pool is “infinity” and “temperature-controlled,” count the tennis and squash courts, and name the bathroom-fitting brands. We have found no public source — RERA or developer — that confirms any of it for this project; the descriptions even contradict each other site to site. That is precisely why we hold the line.

The Amenities Beyond the Gate.
Gulshan Empire’s own common areas are only part of the picture. The project sits inside Wave City — a roughly 4,200-acre master-planned township, IGBC pre-certified Platinum — which carries an amenity layer of its own along the NH-24 corridor.
At the township scale the developer cites schools, healthcare, retail high streets, sports infrastructure and broad green corridors — the kind of social infrastructure a single 5.56-acre plot cannot hold. These are stated per the township developer and are distinct from the common areas registered under the Gulshan Empire RERA filing, so we present them as context, not as project amenities.

Separating the two protects buyers: you can see exactly which amenities are registered with UP-RERA and which are still indicative, rather than treating a brochure render as a guarantee.
