This guide exists because the brand term is currently owned by thin pages that say "Price on Request" and disagree with each other on possession; what follows is the version anchored to the RERA filing.

Resolving the "4 towers / 550 units" myth

A recurring figure on some aggregator pages reads "4 towers, 550 residences." It is not supported by the RERA filing, which records 6 towers and approx. 496–500 residences across the 5.56-acre parcel. We state this neutrally: where third-party listings conflict with the registered record, the registered record is the reference. If you have seen the 550 figure elsewhere, treat it as unverified marketing rather than fact.

One honest caveat: the RERA mirror also shows a "32" per-tower number that does not divide evenly into ~496 across six towers. That "32" most plausibly refers to floors (G+31 ≈ 32 levels) rather than a uniform units-per-tower count. We publish only the verified aggregates and label the exact per-tower apartment schedule as "available on the RERA building-details tab" — confirm it there before relying on any per-tower split.

Areas: super vs carpet

The 2,075 sq ft and 2,750 sq ft figures are super/saleable areas, not carpet. Per the RERA mirror, the 3 BHK carpet area is approximately 1,142 sq ft — we cite that only with the "per RERA mirror" qualifier, and you should request the carpet-area statement for your specific unit and floor before booking. No page on this site implies the super area is carpet.

Gulshan Empire sits directly on NH-24 — the Delhi–Meerut Expressway corridor — inside the ~4,200-acre Wave City township, which is IGBC pre-certified Platinum.

The township's internal 60m/30m road grid meets the highway at the gate, the Eastern Peripheral Expressway interchange is minutes away, and the Delhi–Ghaziabad–Meerut Namo Bharat (RRTS) is fully operational along the corridor. To the east, the Noida International Airport at Jewar is set to begin commercial flights from 15 June 2026 — a structural tailwind for the whole NH-24 belt.

What's Filed, and What's Conceptual.

We separate the two on purpose. The RERA filing registers a dedicated community building (~2,846 sq m) and a landscaped park; everything beyond that is the developer's master plan, which is conceptual until confirmed in the brochure and agreement.

So when you see a swimming pool, sports courts or EV charging referenced for this project, read them as "per master plan (conceptual)" — we publish no counts, sizes or brand specifications, because those are inconsistent across third-party sources.
