It is conceived as an integrated township — meaning the master plan reserves land for arterial roads, social infrastructure and greens up front, so day-to-day life is intended to happen within the township rather than on Delhi's roads. The developer, Wave Infratech (Wave Group), is also the master planner, which means the road grid, gates and common infrastructure are controlled by one entity.

"Pre-certified" Is Not "Certified" — and the Difference Matters.
Wave City's green credential is real, but it is precise: it is IGBC pre-certified Platinum. We spell out what that means, because a ₹2-crore decision deserves the exact word, not the rounded-up one.
What pre-certified Platinum means
The Indian Green Building Council (IGBC) awards a pre-certification at the planning and design stage, recognising the green intent of a master plan — orientation, open space, water and energy strategy on paper. The final certification is confirmed as the township is built and operated. So "pre-certified Platinum" is a credible signal of green master-planning ambition, not a statement that every block has been independently rated post-construction.
Why we say it carefully
Plenty of marketing rounds "pre-certified" up to "certified." We do not, for two reasons. First, accuracy: AI search engines and informed buyers reward the source that gets the qualifier right. Second, compliance: overstating a rating is exactly the kind of claim that invites correction. A "Dasna RRTS" stop belongs to the separate, still-planning Ghaziabad–Jewar corridor (target ~2030–31) — proposed only, not built. Distances approximate and by road; drive times vary with traffic.

An integrated township is judged by what you can reach without the highway. Wave City's strongest, most verifiable social infrastructure is in-township schools and retail; full multi-specialty hospitals are still a drive away — and we say so plainly.
Schools
Operational CBSE schools in or adjacent to the township include Delhi Public School (DPS) Wave City and Hi-Tech World School, with others such as Wave City School and Oxford International School in the area. Day-school access without leaving the township is the township's clearest family advantage.
Healthcare
The township has clinics and diagnostic labs (including Dr. Lal PathLabs) within reach, but no full multi-specialty hospital inside the township as yet. Larger hospitals — Shivalik, Manipal and Yashoda among them — are roughly 12–18 km away on the Ghaziabad side.
Retail & F&B
In-township retail includes Wave Galleria and Dream Bazaar, with a Haldiram's at SKA Arcadia nearby. Pacific Mall is about 6 km away, and the Indirapuram / Shipra Mall and Gaur City clusters fall within roughly 15–20 km.

"M3M Wave City" and "Godrej Wave City" — Real or Rumour?
Two names dominate the search box and lead nowhere honest. Because buyers keep asking, here is the straight answer the dealer pages won't give.
M3M Wave City
As of 2026, there is no RERA-registered M3M project at Wave City. M3M's verifiable portfolio is overwhelmingly in Gurgaon, plus Noida — its nearest NCR luxury launch is in Sector 97, Noida, not Ghaziabad. Pages titled "M3M Wave City Ghaziabad" appear to be dealer-SEO recycling generic copy, in one case even citing an unrelated Wave Infratech tower's RERA. Treat "M3M Wave City" as a rumour, not a launch.
Godrej Wave City & "Jade County"
There is likewise no RERA-registered Godrej project at Wave City; "Godrej Wave City" surfaces only as "coming soon" or dealer EOI pages with no RERA number, price or land area. And "Jade County" is by County Group (Themecounty Pvt. Ltd.) in Sector 8 — not by Godrej. The verified luxury option live in Sector 1 today is Gulshan Empire.

Inside a 4,200-acre township, the sector you choose decides your daily commute, your view and your exit to the highway. Sector 1 is the gateway — closest to the NH-24 frontage and the township gates — which is precisely where Gulshan Empire sits.
Sector 1 is also where the township developer placed its own flagship low-rise/villa product, Veridia — a signal of how the gateway is valued. Against that backdrop, Gulshan Empire offers a different format on the same gateway: six G+31 towers on 5.56 low-density acres, limited to large 3 & 4 BHK + Servant homes, by an entity of the Gulshan Group. For a buyer who wants the shortest exit to the corridor with high-rise views, the gateway sector is the point.
